SE Asian developers are looking to cater to the changing needs of younger generations are now creating projects that integrate elements of living (integrated project), working, playing, and learning in one place, shows research from JLL. This new style of development has popped up in Bangkok, Singapore, and Manila.
In the Thai Capital, One Bangkok is set to become Thailand’s 1st truly integrated district. The goal of the development is to be a people-centred, inclusive community. Environmental sustainability and smart-city innovations will be found throughout the 100-rai complex that will have retail, office, residential, hospitality, and cultural space once completed.
In Manila, Fort Bonifacio Development Corp and Ayala Land Inc are working on One Bonifacio. The project will be a high-end, mixed-use development located along Bonifacio High Street, the longest pedestrian mall in the Philippines. The commercial space at the project will be the new home of the Philippine Stock Exchange when it opens.
One Bonifacio’s office building will have a 100 per cent glass facade and a number of local businesses and multinational companies are expected to set up offices here. Ayala Land and Fort Bonifacio Development believe the project has the potential to turn Bonifacio Global City into Manila’s second CBD.
In Singapore, Marina One is set to be the newest addition to the city-state’s downtown area later this year. The project will have office spaces and residential apartments. It is Singapore’s only integrated development located in the city’s CBD area. Marina One is being developed by a joint venture between Khazanah Nasional and Temasek Holdings, according to JLL.
